Full Version: Need to sell duplex

I hope this doesn't offend anyone, that is not my intention, but I really need some advise.

I don't want to offend all the real estate folks here on the forum
but I have a question, I need to sell my house,
it is a nice duplex, and it is in the middle of Hagerstown
right in the city. Every other house on my street
is for sale, for a long time.

Its a nice duplex, and would be a great investment, since it could be
turned back into 2 appartments. It has two seperate hot water heaters,
and 2 different electical boxes. Newly remodled Kitchen, I like my house
but ...moving since I got married.

now I only bought my house 2 years ago, so we know I won't make any money
and with the commission with the real estate folks (no offense) I can't afford
to list it...

does anyone know if those companies that claim to buy your house are
legitimate, and legal? I just got a flyer in the mail, we buy ugly houses, quick
cash, and so on...

need to sell as fast as I can....

any ideas or interest??

I think those types of places really low ball you. You already seem to know that you're going to lose money on the sale, but the real question is how much are you willing to lose?

All I gotta say is good luck. My duplex was on the market for 7 months and I wasn't even close to getting a contract on it and I dropped the price a couple of times. My agent ran color ads in the paper, listed it on the MLS and it was in a couple issues of Homes & Land. Even her clients that are investors were afraid to do anything. I am now renting it out. dry.gif

I also called one of those firms that "buy houses fast and quick" just so I could get rid of it but I was told there wasn't enough equity in the house yet... I also owned it for about 2 years or so. So, they may or may not even talk to you, depending on the value.
