Two chain restaurants — Olive Garden and Longhorn Steakhouse — are planned for the intersection of Norland and Walker roads off Exit 17 of Interstate 81 in Franklin County, developers and a borough official said Monday.
Land development plans for those restaurants and a retailer will go before the Chambersburg Planning and Zoning Commission at its meeting tonight. That meeting starts at 7 p.m. in Chambersburg Borough Hall.
Mickey Gardner and Michael Garrett from Reyjoyce LLC submitted the land development plans.
The Olive Garden will be 7,500 square feet and the Longhorn Steakhouse 6,000 square feet, Gardner said. Both are the standard designs for those restaurants, he said.
The two restaurants started the process to obtain liquor licenses, Gardner said.
Between the two restaurants is a parcel designated for 7,000 square feet of retail space.
"We do not have any tenants at the present time," Gardner said.
Gardner said the two restaurants and retail space are the first phase of development for the site, representing three of 15 1/2 acres there.
If things go well with the applications and approvals process, construction could start in the spring and the restaurants could open in the fall of 2012, Gardner said.
The Borough of Chambersburg would provide water, sewer, electric and gas service, according to Phil Wolgemuth, the borough's land use and development director.
A traffic light at that intersection will provide access to the shopping center with Target and Kohl's, he said.
Exit 17, which opened in the summer of 2005, is an access point for some of Chambersburg's newest commercial businesses. Plans also were submitted this year for a 7,000-square-foot Texas Roadhouse nearby.
